Open meeting lounges, glass-walled conference pods, and tech-enabled huddle areas are key features meant to break down silos and encourage spontaneous teamwork.<\/p>\n\n\n\n<p>&#8220;We didn\u2019t want just a bigger office \u2014 we wanted a smarter one,&#8221; Bullard told local reporters. &#8220;Bringing everyone to one level transforms how our teams interact daily and, ultimately, how we serve our clients.&#8221;<\/p>\n\n\n\n<p>The firm, founded in Kansas City in 1972, has steadily climbed the <a href=\"https:\/\/www.law.com\/americanlawyer\/am-law-100\/\" title=\"\">AmLaw 100<\/a>, currently ranking No. 59 with 2024 revenues approaching $1 billion. Its Dallas branch alone has more than doubled in headcount over the past decade, prompting the shift from <a href=\"https:\/\/harwooddistrict.com\/poi\/no-7-frost-tower\/\" title=\"\">Frost Tower in the Harwood District<\/a> to the more distinguished Old Parkland campus on Maple Avenue.<\/p>\n\n\n\n<p>Real estate experts say Polsinelli\u2019s move reflects a wider trend among top-tier professional services firms in Uptown and Turtle Creek, where high-quality historic redevelopments often command occupancy rates above 90% despite national headlines about shrinking office demand. <a href=\"https:\/\/www.cbre.com\/insights\/figures\/dallas-fort-worth-office-figures-q1-2025\" title=\"\">Class A office space in Uptown Dallas<\/a> currently averages around $55\u2013$60 per square foot annually, well above the citywide average, according to CBRE.<\/p>\n\n\n\n<p>&#8220;In Dallas\u2019 premium corridors, the flight to quality is real,&#8221; said Mark Dorsey, a commercial property analyst with CBRE not involved with the deal. &#8220;Old Parkland stands out because it blends iconic architecture with cutting-edge workspace design \u2014 that\u2019s a rare combo.&#8221;<\/p>\n\n\n\n<figure class=\"wp-block-image aligncenter size-full is-resized\"><img decoding=\"async\" src=\"https:\/\/daltxrealestate.com\/wp-content\/uploads\/2025\/06\/Old-Parkland-East-Campus-1.webp\" alt=\"\" class=\"wp-image-518522\" style=\"width:636px;height:auto\"\/><figcaption class=\"wp-element-caption\">Old Parkland East\u20144020 Maple Avenue, Dallas, TX 75219<\/figcaption><\/figure>\n\n\n\n<p>Originally built as a public hospital in 1894, Old Parkland was rescued from decline by Crow Holdings in 2006 and has since become one of Dallas\u2019 most coveted addresses for investment firms, family offices, and corporate HQs. The East expansion, where Polsinelli is now housed, is about 75% leased, according to Crow Holdings, with tenants like NYSE Texas anchoring the new footprint.<\/p>\n\n\n\n<p>While details of Polsinelli\u2019s lease remain private, Bullard confirms the firm views <a href=\"https:\/\/daltxrealestate.com\/oak-lawn-committee-sees-proposed-old-parkland-fortress-expansion\/\" title=\"\">Old Parkland<\/a> as a cornerstone for its next decade in Dallas. He adds that the fresh layout is already driving more in-person client meetings \u2014 a shift from the remote-heavy years immediately following the pandemic.<\/p>\n\n\n\n<p>&#8220;Our clients appreciate the sense of place here,&#8221; Bullard said. &#8220;It\u2019s classic Dallas heritage on the outside but entirely future-facing inside.
